The first Magic Sports & Health Complex and Resort will encompass more than 800 acres located in South Jersey in the heart of the Northeastern United States, drawing athletes, families, spectators, sponsors, and tourists from all over the region, nation, and internationally. There is a clear-cut need for outstanding indoor and all-weather outdoor facilities that allow year-round training and competition in this region.
My name is Ron Nametko. I am the Founder and Visionary of this project and President of Magic Sports & Health Complex, LLC (“Magic Sports”). I have spent the last several years researching and developing this unique concept into what is sure to be a model for the sports industry worldwide. The amateur Sport Competition and Tournament Industry has yet to reach its peak. Families who are involved in youth sport programs now travel throughout the country (and even the world) to cheer on and support their children in sport. Over the next 10 years this industry will explode, and the potential for success is unlimited especially in the Northeast.
Magic Sports will offer multiple venues for aspiring athletes of all ages, income levels, backgrounds, and conditions, from youth sports to college, professional and Olympic training, for boys and girls, men and women, to disadvantaged and at-risk children, to sports instruction, training and competition for physically or mentally-challenged athletes to Paralympics and Special Olympics competitions, to sports-related career training such as radio and TV broadcasting and production, and a host of sports, health and wellness activities for more mature sports enthusiasts and adults. For any person or family looking for the highest quality training and competitive opportunities and facilities in the Northeast for their children, their teams, or themselves, the Magic Sports & Health Complex and Resort will be the place to go. Magic Sports will provide a destination resort, state-of-the-art sport facilities for training and competition year round, a full-service, high quality hotel with a 50,000+ square foot indoor water park, a conference center, and a variety of support services and facilities to address the needs of developing athletes.
Magic Sports has five primary Focus Areas:
- Focus 1: Baseball – Offering the best possible baseball competition during the 12 weeks of summer, expanding on the original, fabulous Cooperstown Dreams Park model (visit www.cooperstowndreamspark.com), as well as year-round training and competition.
- Focus 2: Women’s Sports Training and Tournaments/Leagues/Camps – Special focus on the training and competitive needs of female athletes in multiple sports.
- Focus 3: Special Populations and Disabled Athletes – Development of services and competitions addressing the needs of special athletes, including venue design with accessibility in mind.
- Focus 4: Training and Tournaments/Leagues/Camps – Multiple sport opportunities for athletes of all ages and abilities to compete and train in all types of athletic-related endeavors.
- Focus 5: Sport Career Training – We plan to have approximately 6,000 square feet of classroom space available for programming that will allow individuals to explore and prepare for careers in the sport industry, including radio and television studios for onsite exposure to this popular career option.

This first Magic Sports & Health Complex and Resort project will be the prototype for future Magic Sports’ projects. Our long-term goals include establishment of at least 2 additional facilities located throughout the US and 6 - 10 in other countries. We think that New Jersey is an ideal site for the first of our projects.
Project Details
With the goal to become the largest and most comprehensive facility of its kind, Magic Sports will have a minimum of 2 sites located near each other in Southern New Jersey. Site #1 will be located on a 137-acre tract located in Mays Landing, Hamilton Township, Atlantic County, New Jersey, 15 miles west of Atlantic City, 45 miles from Philadelphia, and 120 miles from New York City. The land is under contract with zoning approval in place and expected to have preliminary site plan approval from the Planning Board in July 2009.
The Magic Sports & Health Complex and Resort concept consists of two primary components: The Magic Sports & Health Complex and the Magic Resort Hotel & Indoor Waterpark. Site #1 will be a multiple sports venue and resort. The Magic Sports Complex will be one of the largest indoor/outdoor amateur and recreational sports complexes in the country, with state-of-the-art facilities and venues for virtually every sport imaginable, plus training, competition, television & radio broadcast/production and training and medical/healthcare/wellness offices and facilities. The Magic Sports Resort will include a fabulous themed hotel and indoor water park catering to families and those participating in the sports events.
The Magic Sports Complex will offer year-round playing and training opportunities for a wide variety of sports, including baseball/softball, football/field hockey/soccer/lacrosse/rugby, basketball, volleyball, boxing/martial arts, wrestling, cheerleading, dance, and golf. The “Magic Vine” state-of-the-art indoor sports building (approx. 316,000 sf) with 6 basketball courts, 4 indoor sport fields, 6 batting cages, multiple sports training/competition rooms, a sports specific/fitness room, New Jersey’s #1 television/radio sports broadcasting facility, restaurants/food court, and offices for operations, reservations and management. There will be ample seating, as well as spectator viewing areas from the second floor.
Third parties who will be leasing space in this building will provide many of these services. Letters of Interest have been received by a number of these parties to date. The medical services will include sports medicine, physical therapy, radiology, chiropractic, alternative medicine, dental, eye care, acupressure/acupuncture/massage, and 24-hour emergency medical services.
The outdoor facilities at Site #1 will include 3 full-size baseball fields with artificial turf, 2 “Magic Net” baseball/multi-sport, practice/training, multi-purpose field for handicapped/wheelchair play sponsored by “Magic Children,” our 501(c)(3) organization. The “Magic Baseball” Stadium will be state-of-the-art, with complete facilities for hosting baseball at their highest levels, tournament championships up to college and minor-league events (equivalent to an Independent or Class A League or better stadium), with 4,000+ seats, a special seating area for Special Populations, picnic areas, restaurants/concessions, corporate boxes, the “Magic Club House,” television & radio broadcast facilities, and locker rooms. “Magic Children” also will sponsor a walking/jogging exercise course throughout our 700 acre site located in Millville for members of Magic Sports.
The highly secure “Magic Village” will provide housing for 48 teams (approx. 1,200 athletes/ guests) for tournaments, camps, leagues, classes, training, and emergency preparedness, with a complete on-site dining hall and kitchen. All facilities will be handicapped accessible. The Magic Village, all dorms will have separate coaches room and bathroom within the team area. The village will have separate bathroom and shower facilities, game room, laundry, lounge area, security office, first aid, and operations offices.
Food service at the Sports Complex will include concessions, mobile food catering, vehicle snack stands, the “Magic Kitchen,” and several restaurants. The “Magic Kitchen” will feature our own cooking show with special guest chefs.
The Magic Resort will feature a themed Hotel with 480 keys offered in a variety of configurations from single-key 1-bedroom. (720 square feet) The hotel will include an indoor pool, a small spa/exercise room, and a business office where guests can access business services and tools. A 20,000 sf conference center is also under consideration with multiple meeting rooms that can be joined together to seat from 25 to 1200 attendees or more. The Indoor Waterpark will offer a broad variety of themed activities and apparatus in a 50,000+ square foot enclosed structure with retractable ceiling and walls. This design will allow the facility to breathe, avoiding the oppressive humidity common in many indoor waterparks.
Site #2 is 700+ acres located 20 miles west of Site #1, in Millville, Cumberland County, New Jersey. The purchase agreement has been negotiated and will be signed in July. Preliminary site design was started on June 17th, we should see a 1st look by early July. We plan on meeting with local officials before the end of July to introduce our Preliminary design. This site will be a larger-scale Sports Complex and Resort. The Millville site will feature an extensive outdoor field complex, consisting of the following: Phase 1, 16 50’x70’ baseball fields (these are Little League type fields), 4 additional 60’x90’ full-size baseball fields, 12 regulation softball fields, 4 full-size soccer/lacrosse/football/field hockey/rugby fields, a 400 meter outdoor track and 2 fields for Special Populations. Most of these fields will be artificial turf to provide state-of-the-art facilities that can be used constantly in all weather conditions for training, practice, leagues, and tournaments. Phase 2 will consist of The “Magic Stadium” will have complete facilities to host soccer/lacrosse/football/field hockey/rugby championships up to the professional level, with seating for 4,000+ seats, restaurants/concessions, corporate boxes, television & radio broadcast facilities, locker rooms, and more, 11 additional soccer fields, an 18 Hole Golf Course, a Nicros Competition Climbing wall.
The “Magic Village” in Millville will Total 260 Dorm /Bunkhouses for teams (120 units in Phase 1 and the balance in Phase 2, the design of these units is now being completed) (approx. 6,500 athletes/guests) for tournaments, camps, leagues, classes and training, with complete on-site dining hall and kitchen. The Magic Village will have separate bathroom and shower facilities, game room, laundry, lounge area, first aid, and operations offices.
Phase 2 will have, “The “Magic Box” will be contain television & radio broadcast/production/training facilities and medical/healthcare/wellness offices and facilities, restaurants/food court, and reservations, operations, management, and security offices.
Phase 2 The “Magic Sports Arena” will be 300’x500’ and 90’ high, home to the 1st 200-meter indoor track with 8 lanes and two 8-lane sprint chutes in the Northeast US, with seating for 4,000+ spectators. When not being used for track, this facility can be configured for basketball, tennis, volleyball, gymnastics, cheerleading, dance and other competitions, as well as conventions, trade shows, concerts, and family events. During inclement weather, all outdoor sport tournaments can be played indoors in the ’Magic Sports Arena.” “Magic Sports…” will be capable of hosting NCAA events in any sport that is played today.
Phase 3 Potential Site for another “Magic Sports Resort” Hotel and Indoor Waterpark, expected to be half the size of the Mays Landing Hotel. This Resort will provide lodging/meals/entertainment for the families attending the “Magic Sports” tournaments and competitions and for the participants/spectators at the brand new, New Jersey Motorsports Park, which is adjacent to Magic Sports Site.
Magic Sports will be poised to make a very substantial profit in a short period of time and is expected to provide an outstanding return to investors who "believe in the Magic." When early revenue targets are met, MSHC will provide an exit strategy for investors in 5 to 7 years, plus be offered the opportunity to be involved in the upside potential to be realized from additional phases of the Project.
Sources & Uses: we are looking for a Joint Venture Partner or a combination of Equity and Debt financing to fund the complete build-out of Magic Sports as described above. Total build-out cost with 2 hotels is approx. $500 Million, and with one hotel, $411 MM. Our revenue numbers are based on the Hotel at the Mays Landing site going up first. We expect a Grand Opening Summer of 2011, with an earlier partial opening to test our first fields, possibly as soon as the summer of 2010. Our full fields complement and secured areas should be ready for opening the 2nd week of June 2010 which would allow us to get our first complete 12-week summer schedule under our belts with the 50x70 fields, 60x90 fields, and softball fields, as long as we start our field construction by the end of September 2009 in Millville.
